The Property Owners Association (POA) took steps to explore funding through FEMA and were told that we couldn’t apply for FEMA assistance as a community. We then pivoted urging neighbors to explore Personal FEMA Applications to ensure equitable restoration for our community via our website and word of mouth. Please keep in mind, the POA’s responsibility is to ensure overall safety and accessibility for all residents by maintaining common roads. Unfortunately, we cannot regulate the 134 owners regarding their individual funding situations. While some property owners may have been denied assistance for various reasons, we are still awaiting responses for others, particularly full-time residents. The expectation is either a few or no one will be approved. Either way, the POA doesn’t have the authority to mandate what Smoky Falls residents do with any monies that they may collect.

It’s important to note that insurance payouts can vary significantly. Our Community Insurance Policy does not cover road damages due to natural disasters. While SBA loans were discussed, implementing a monthly payment plan for 134 residents would be extremely challenging and time-consuming.

The Board understands the importance of transparency regarding repair costs and has documentation for all the repairs that have been completed thus far. Here’s a quick summary of the current and future costs associated with the repairs necessary due to the damages caused by Hurricane Helene:
Excavator Company Repairs to Date = $20,000.00
September & October Manpower Costs = $5,100.00
Estimated Excavator Repair of Mudslide on Wolf Laurel Drive = $8,000.00
Estimated Costs of Hydroseeding of Mudslide Areas = $4,000.00
30 Truckloads of Road Bond (gravel) Needed for Damaged Areas = $20,000.00
Estimated Manpower Costs for Road Bond Grading, Fence Repairs, Ditch & Culvert Cleaning = $5,920.00
Total Costs = $63,020

Welcome New Wooden Street Signs!
And, another big Smoky Falls thank you to Dan and Joyce Wastler on Sky Drive! They have graciously taken the wooden street signs and have slowly started to replace them. This is giving our beautiful mountain roads a much needed facelift while keeping with the natural and rustic backdrop that we all know and love.
Now our guests can find the roads and feel our hillbilly ambiance at the same time! Next time you see Dan and Joyce, be sure to give them a shoutout!
Welcome New Bear Family Members!
A big Smoky Falls thank you to Alex and Vivian Alvarez on Autumn Drive! They graciously donated the funds to purchase three (3) new carved bears to replace the three that were previously stolen from our community picnic area.
We would also like to thank fellow Smoky Falls resident Michael Ayers from Mountain Mike Whetstore Woodworks! He crafted and carved the bears for us, and securely mounted them to ensure they could not be easily taken a second time.
Lastly, video surveillance signs will soon be posted in the pavilion area, as well as where the four (4) bears in total are located. This is in hopes that it will be a deterrent to future theft and vandalism.
Say “hi” to these new family members as you drive through the playground! We are ‘beary’ glad you are here!

Songs of America by Haywood Community Band
Sunday, Nov. 11th
4:00pm-5:30pm
Join the Haywood Community Band for a free concert featuring stirring patriotic tunes honoring veterans and America at the Hemlock Auditorium of Haywood Community College. The concert directed by the band’s new conductors Stephen Razo and Jenna Misch will be joined by guest vocalist — Army Specialist Sam Bogan who is also the Waynesville Middle Band director — who will close the program with several patriotic numbers. Also on the program will be numerous familiar, beloved tunes: 76Trombones; the service songs of our Armed Forces; songs by George M. Cohan, Yankee Doodle, Over There, and Grand Old Flag. Concert is free.

The day is here! Come and pick out your own Christmas tree! You select the tree...we cut it, bale it, and tie it on your vehicle or you can use our bow saws and cut it yourself! A wonderful family experience walking through the manicured fields and selecting your own tree! Payment forms accepted are cash, MasterCard, Visa, Discover and American Express. Our first priority is quality, freshness, and customer service. We welcome you to visit the farm and see the quality for yourself. Your dogs are welcome on the farm but need to be on a leash. We ask that you do not bring them inside our Hospitality Tent.

Reminder…
The local Fire Marshall has brought to our attention that some residents aren’t regularly trimming the trees and shrubs adjacent to their driveways, which could possibly block an emergency vehicle from getting to a home or property during an actual emergency. Please understand that every resident is responsible for maintaining the landscaping that is adjacent to their driveways so emergency vehicles can easily reach every home or property. Please reference the “FAQ” tab of this website for more information.

Smoky Falls is a majestic mountain community that sits high above Highway 19 nestled among the serene, natural surroundings of the Great Smoky Mountains. Located in Maggie Valley, NC, one of the highest valleys on the east coast, it boasts an average altitude of 3200' to over 5000' elevation. Soco Falls, the Cherokee Indian Reservation, and Harrahs Casino is situated only minutes away. Exploring and activities await you at the nearby Cataloochee Ski Area, Cataloochee Ranch, and the Cataloochee Range. And, Waynesville, Asheville, Gatlinburg, are just a short drive away. There is so much to see and do in our beautiful Smoky Mountain home!
